Energy Efficiency Upgrades That Add Value

Energy-efficient homes sell faster and for more. These upgrades pay for themselves in buyer appeal.

Energy efficiency is increasingly important to homebuyers, driven by rising utility costs, environmental awareness, and the availability of information about home energy performance. Strategic energy upgrades can differentiate your flip and support a premium price.

Insulation upgrades have the highest ROI of any energy improvement. Many older homes are severely under-insulated, leading to high heating/cooling costs and uncomfortable rooms. Adding blown-in attic insulation to current code levels costs $1,000–$3,000 and is one of the most cost-effective improvements you can make. If walls are open during renovation, add wall insulation as well.

High-efficiency HVAC replacement (when replacement is already warranted) costs only marginally more than standard equipment but offers marketing value and utility savings. A 16+ SEER AC unit and 95%+ AFUE furnace are worth the premium in most markets.

Energy-efficient windows are a significant investment ($300–$800 per window installed) but provide both energy savings and aesthetic improvement. If windows need replacement for other reasons (damaged, single-pane, non-functional), upgrading to double-pane low-E windows is worth the cost. If existing windows are functional and double-pane, skip this unless the property is in a higher price point.

LED lighting throughout the home is inexpensive ($2–$5 per bulb) and should be standard in every flip. Install LED bulbs in all fixtures and specify LED-compatible dimmer switches.

Smart thermostats ($150–$300) provide visible energy management that buyers can quantify. The estimated savings displayed on the device serve as a selling point during showings.

Water-efficient fixtures (low-flow showerheads, dual-flush toilets, faucet aerators) cost little more than standard fixtures and appeal to environmentally conscious buyers.

Consider having an energy audit performed after renovation and including the results in your listing materials. Quantified energy savings provide objective differentiation from competing listings.
