Renovation cost estimation is both an art and a science. Experienced flippers can walk a property and produce a reliable estimate within 10–15% accuracy. Getting there requires understanding typical costs for every component of a renovation.

Kitchen renovations typically range from $15,000–$45,000 depending on scope. A cosmetic refresh (paint cabinets, new hardware, countertops, backsplash) runs $8,000–$15,000. A mid-range remodel with new cabinets, quartz counters, and stainless appliances costs $20,000–$35,000. A full gut with layout changes can exceed $45,000.

Bathroom renovations run $5,000–$25,000 each. A vanity swap with new fixtures and paint costs $3,000–$6,000. A full remodel with new tile, tub/shower, vanity, and toilet runs $10,000–$20,000.

Other common line items include interior paint ($2–$4 per square foot), flooring ($3–$8 per square foot installed), roofing ($5,000–$15,000), HVAC replacement ($5,000–$12,000), electrical panel upgrade ($2,000–$4,000), and plumbing rough-in changes ($3,000–$8,000).

Always include a contingency of 10–20% for unexpected issues. Properties built before 1978 may have lead paint, and those built before the 1980s may have asbestos — both require specialized abatement that adds significant cost.
