A Scope of Work (SOW) is a detailed written document that outlines every repair, upgrade, and improvement planned for a renovation project. In real estate investing, the SOW serves as the blueprint for the entire rehab — it tells contractors exactly what work needs to be done, specifies materials and finishes, and provides the basis for cost estimates and project timelines.

Why a Detailed SOW Is Critical

A thorough scope of work serves multiple purposes. It enables accurate cost estimation (contractors can bid on specific line items rather than vague descriptions). It prevents scope creep (changes and additions during construction that inflate costs). It sets clear expectations between the investor and contractor. What a SOW Should Include

Interior: Demolition, framing modifications, drywall repair or replacement, interior paint (color, finish, number of coats), flooring (material, pattern), trim and molding. Kitchen: Cabinet replacement or refinishing, countertop material and edge style, backsplash, sink and faucet, appliance package, lighting. Bathrooms: Vanity, toilet, tub/shower (refinish vs. replace), tile, fixtures, mirrors. Systems: Electrical panel upgrade, rewiring, HVAC repair or replacement, plumbing repairs, water heater. Permits: Required permits and inspections based on scope.

For each line item, specify the material grade (e.g., "luxury vinyl plank flooring, mid-grade, $3.50/sq ft installed" vs. just "new flooring"), quantity, and whether it is a repair, replacement, or new installation.

Sample SOW Line Items with Costs

Kitchen remodel (mid-grade): Replace cabinets ($4,500), install granite countertops ($3,200), new stainless appliance package ($2,800), subway tile backsplash ($800), new lighting ($600). Kitchen total: $11,900.

Master bathroom: New vanity with countertop ($1,200), replace toilet ($350), re-tile shower ($2,400), new fixtures ($500), exhaust fan ($200). Bathroom total: $4,650.

The Contingency Factor

Even with a detailed SOW, experienced investors add a 10–20% contingency to the total budget. Older homes almost always reveal surprises once walls are opened — termite damage, outdated wiring, plumbing issues, or water damage that was not visible during initial inspection.
