Every season brings specific maintenance requirements for properties in your pipeline. Planning for these costs prevents unexpected expenses and protects your investment.

Winter: Pipe freeze prevention (heat must be maintained above 55°F or pipes must be winterized), snow removal liability, heating costs, and ice dam prevention. Budget $200-500/month in cold climates.

Spring: Lawn establishment or maintenance begins, gutter cleaning after leaf fall, exterior inspection for winter damage, and HVAC servicing before cooling season.

Summer: Lawn mowing (weekly at $50-150 per visit or $200-400/month for service), irrigation costs, pest control, and cooling costs if showing the property.

Fall: Leaf removal, gutter cleaning, winterization prep, and final exterior painting window before cold weather.

Vacancy risks by season: Vacant properties are targets for vandalism, squatting, and theft — especially HVAC copper theft. Regular drive-bys, security cameras, and neighbor relationships help mitigate these risks.

Insurance implications: Extended vacancy periods may void standard insurance coverage. Verify your builder's risk policy covers the full project duration including any seasonal delays.
