Leveraging MLS Data for Investment Decisions

The MLS contains a goldmine of information for investors who know how to extract and analyze it.


The Multiple Listing Service is the most comprehensive source of real-time and historical real estate transaction data. For fix-and-flip investors, learning to mine MLS data effectively creates a significant competitive advantage.

Key MLS data points for investors: Active listings with high DOM (potential acquisition targets), price reduction history (motivated sellers), expired and withdrawn listings (failed sales that may be receptive to investor offers), closed sales for comparable analysis, and pending sales for real-time market velocity.

Advanced MLS analysis: Track the renovation premium — the price difference between properties sold as-is and recently renovated comparables. This tells you the dollar value the market assigns to your renovation work.

DOM patterns by price point: Analyze average days on market at different price points to identify the sweet spot where renovated properties sell fastest.

List-to-sale ratio trends: This metric (sale price / list price) tells you how much negotiating room exists. A 97% ratio means buyers are getting 3% discounts; a 102% ratio means properties are selling above list.

Seasonal patterns: MLS data reveals when inventory rises and falls, when sales volume peaks, and when price appreciation is strongest. Time your acquisitions and dispositions accordingly.
