Bathroom Renovations: Budget vs. Impact

Smart bathroom updates can deliver outsized returns without breaking the budget.


Bathroom renovations are the second-highest ROI category in flip projects. A $5,000-10,000 bathroom update can add $15,000-20,000 in value when executed correctly.

High-impact, moderate-cost updates: New vanity and countertop, modern light fixtures, frameless mirror, new toilet, retile the shower/tub surround, fresh grout and caulk, updated hardware and accessories, and fresh paint.

When a full gut is warranted: If the bathroom has outdated tile (think pink or avocado from the 1970s), water damage, a non-functional layout, or mold issues, a full renovation is necessary. Budget $8,000-15,000 for a full bathroom gut.

Value-engineering tips: Refinish the existing bathtub instead of replacing it ($300 vs. $3,000), use large-format porcelain tile that looks like natural stone but costs a fraction, install a prefab shower unit for secondary bathrooms while reserving tile work for the master.

The master bathroom is where buyers make emotional decisions. If your budget is limited, invest more heavily here and use cost-effective updates in secondary bathrooms. A double vanity, separate shower and tub, and good lighting in the master bath can be decisive selling features.
